Planning permission fees in Ireland
A planning application for a house costs €65. An application for an extension, a garage conversion or other work to an existing house costs €34. These are the current fees given by Citizens Information, and the same amounts appear in Schedule 9 of the Planning and Development Regulations 2001.
Application fees for homes
| Application | Fee |
|---|---|
| A new house | €65 |
| An extension, conversion of a garage, store or shed, or other alteration of an existing house | €34 |
| Other works on structures within or bounding the grounds of an existing house, for purposes ancillary to the enjoyment of the house | €34 |
| Outline permission | 75% of the normal fee: €48.75 for a house |
| Permission following an outline permission | 25% of the normal fee, but not less than the minimum fee below |
The lowest fee for any planning application is €34. On top of the fee, you may have to pay for the newspaper notice that has to be published before you apply.
Retention permission
Applying to keep work already done without permission costs more. Column 3 of Schedule 9 sets €195 or €2.50 for each m² of floor space, whichever is greater, for a house, and €102 or €2.50 per m², whichever is greater, for work to an existing house. These amounts, the refund rules below and the minimum fee all date from 2001; the Legislation Directory, updated to 21 October 2026, lists no amendment to them. See retention permission.
Getting part of the fee back
- A second application for the same thing. If you withdraw an application, or it is decided, and you apply again within 1 year for development of the same kind on substantially the same site, the council refunds 75% of the second fee, provided several conditions are met. You claim it in writing within 8 weeks of the decision on the second application. This does not apply to retention applications or to permission following an outline permission, and only one such refund is possible for the same site and development.
- Discretion. A council can refund part of a fee where paying it in full would not be just and reasonable, given how small or cheap the development is, or what is charged for similar work. It has to give its reasons.
A refund never brings the fee below €34.

Paying and applying
Your council can tell you what the fee will be for your application. Applications can be made to the council by post or email, or online through the national planning portal, planning.localgov.ie. Before paying anything, check whether your work is one of the exemptions of 2026 that need no application.
